1. Loss Summary
The subject property at 4218 Cottonwood Dr, Plano TX 75024 sustained hail damage on April 12, 2026, affecting the asphalt shingle roof, rooftop appurtenances, gutters, and interior ceiling finishes. The damage pattern — concentrated on the north and east slopes with clean south and west slopes — is consistent with a directional storm event. Secondary water intrusion through a hail-damaged bath vent boot produced interior water staining in the master bedroom.
2. Property Description
The subject property is a single-family ranch-style residence with an asphalt three-tab shingle roof estimated at twelve to fifteen years of age based on field observation. Exterior wall cladding on the north and east elevations is vinyl siding. Rooftop appurtenances observed during inspection include a turbine vent on the north slope and a bath exhaust vent. Drainage is handled by aluminum gutters with downspouts; the northeast corner gutter and its associated downspout were examined in detail. The master bedroom is located beneath the bath vent penetration.
3. Scope of Damage
Exterior
North Roof Slope
Field inspection of the north slope documented approximately eleven hail strikes per one hundred square feet within a measured test square. Each impact presents bruising of the shingle mat accompanied by significant granule loss. The north slope is the primary impact face.
East Roof Slope
Significant granule loss was observed on the east slope as well, consistent with the directional nature of the event. The south and west slopes were found to be clean, with no comparable impact evidence noted.
Turbine Vent — North Slope
The turbine vent housing on the north slope exhibits denting and paint loss consistent with direct hail impact. (Photo 3 corroborates dented housing and paint loss.)
Gutters — Northeast Corner
The aluminum gutter at the northeast corner presents multiple dents along the upper lip. The gutter body remains functional and the downspout straps are intact. (Photo 4 corroborates multiple dents along the upper lip with downspout intact.)
Interior
Master Bedroom — Ceiling
A water stain approximately eighteen inches in diameter is present on the master bedroom ceiling, centered around the bath vent penetration. (Photo 5 corroborates the stain location and approximate diameter.) No mold was observed during inspection; the affected area appeared dried at the time of inspection.
Master Bedroom — Bath Vent Fan Housing
The bath vent fan housing flange exhibits visible rust, consistent with water intrusion through the roof vent boot above. (Photo 6 corroborates rust on the housing flange.)
4. Cause of Loss Analysis
The hail event of April 12, 2026 is the stated cause of loss. The evidence observed during the April 18, 2026 inspection supports that determination as follows.
The directional damage pattern — eleven strikes per hundred square feet with bruised mats and significant granule loss on the north and east slopes, and no comparable damage on the south and west slopes — is internally consistent with a single-direction storm impact. The clean condition of the opposing slopes distinguishes storm-driven hail from age-related or wear-related granule loss, which would be expected to present more uniformly across all slopes.
The turbine vent on the north slope — the primary impact face — exhibits denting and paint loss of the type produced by forcible impact. The location of the vent on the affected slope connects it to the same event.
The bath vent boot is identified in the field notes as the water intrusion pathway. The rust observed on the bath vent fan housing flange is consistent with repeated or sustained moisture contact following vent boot failure. The resulting water stain on the master bedroom ceiling, centered directly around the vent penetration, follows a logical path from that point of entry. The sequence — hail damages the vent boot; follow-on rain enters through the compromised boot; water migrates to the ceiling finish below — connects the interior damage to the primary hail event through a documented intermediate mechanism.
The gutter dents at the northeast corner are located on the elevation most exposed to the storm direction, consistent with the same event.
5. Basis for Recommended Scope
North and East Slope Replacement The field notes document approximately eleven hail strikes per one hundred square feet on the north slope, with significant granule loss across both the north and east slopes. This density and distribution of impacts is not confined to a discrete, patchable area; it extends across the measured field of both affected slopes. Spot repair of individual strikes is not practicable at this impact frequency — each strike represents a discrete point of mat bruising and granule loss, and the sheer number of impacts distributed across the slope surface means that any repair limited to individual strikes would leave a substantial portion of damaged shingle material in service. The south and west slopes are documented as clean, which establishes a defined boundary for the scope of replacement at the north and east slopes and supports a slope-by-slope replacement recommendation rather than a whole-roof replacement at minimum.
The continuity of the north and east slope surfaces as described in the field notes and Photo 2 — a continuous field of three-tab asphalt shingles — means that partial repair within those slopes would result in a visually discontinuous surface where new material meets aged material across the same unbroken plane. Turbine Vent — Replacement The turbine vent housing is dented and has lost its paint coating. The field notes explicitly characterize this as a replace rather than repair item, and the observed physical deformation of the housing supports that determination. A dented turbine vent housing cannot be restored to its pre-loss geometry and function through repair in the field.
Bath Vent Boot — Replacement The bath vent boot is identified in the field notes as the point of water entry. Replacement of the boot is the appropriate corrective action to restore the weathertight integrity of the roof penetration. This scope item is directly tied to the hail cause of loss through the mechanism described in Section 4.
Gutter — Cosmetic Dent Repair The northeast corner gutter is documented as functional, with intact downspout straps; the field notes characterize the damage as cosmetic. The recommended scope is therefore limited to cosmetic dent repair consistent with that characterization. Replacement is not recommended on the basis of the observations in this report.
